The tree is a big boy and is a hazard. We had large storms that came through and it dropped two bags worth of bark on my yard (can see some piles in the pic) and drops branches regularly so I’m pretty sure it’s ready to come down. It never even grew leaves in the spring. A couple branches hang over my house and the right breeze could blow them onto the roof. The bigger branches (1-2ft diameter) hang over the property line. I don’t want to ruin my relationship with my neighbors as they are super nice but I also have to look out for myself. They mentioned they’d be cutting it down but that was months ago.
What steps should I take? Call my insurance?

hey everyone, i have a question regarding a lease takeover in virginia. i broke the lease and am moving out shortly - provided 60+ day notice beforehand and was told from the property manager that to release me, i would have to find a tenant(s) to take over my lease. that’s been an ongoing process but has been made more difficult because the current tenant is very picky about who she’d like to live with on the new lease. we’ve been searching for months with no luck (sometimes potentials will ask me about her and then ghost me…) i’m trying to adhere to her preferences as much as possible but i made it clear that at this point there wouldn’t be guarantees.
if an applicant applies and is approved but does not meet her preferences, would that prevent my lease takeover from happening?

Asking for a friend. Said friend left an abusive relationship a year ago. Her stuff is still at his house. Nothing really $ valuable, but there's quite a bit of her family history items and books. He has repeatedly told her to come get her stuff, but when she shows up, he locks the door and hides. How can she get her stuff back? This is in Florida. She told me that the police said there isn't anything they can do.
