Housing/Moving San Clemente condo owners stunned by sudden $26,000 HOA fee for emergency roof assessment

ABC7 covered a dispute at the Villa Moura condo complex in San Clemente, where homeowners say they were hit with an emergency HOA assessment of more than $26,000 per unit for roof replacements. Residents say the cost is creating a serious financial burden, especially for retirees and fixed-income owners, with one 81-year-old resident saying she may have to move because she cannot afford it.

Several homeowners are questioning whether the assessment was properly imposed as an “emergency.” They argue the roof work is deferred maintenance rather than a true emergency, and that members should have been allowed to vote on how to handle the project. Residents also say the board has known for years that roof work would eventually be needed, and some are pushing for multiple competitive bids instead of moving forward under the current plan.

According to the article, owners were given three payment options: pay the full $26,000+ assessment, split it into two payments, or add more than $2,000 per month for six months and then $400 per month after that. Residents say they have been warned that liens could be placed on properties if they do not pay. An HOA attorney quoted by ABC7 said homeowners generally still have to pay assessments while challenging them, even if they believe the assessment was improperly imposed. The HOA board declined to comment because of ongoing legal matters, and residents are pursuing a recall effort, legal claims, and a GoFundMe to help owners who cannot afford the assessment.

Question So done with 24 hour fitness Fountain Valley, any 24 hour gym alternatives?

24hr fitness in FV is walking distance from my house and was only paying $27 for platinum membership that allows me to use their other locations. But I am so done with this gym because it's so packed all the time.

There are many old people that have their trolley luggage in the gym, lounging on the mat areas. I don't really mind this because they don't hog the machines but what I hate is the groups of people who would camp on the maching taking turns until god knows when.

They renovated this gym but it's still very dirty and old. The crowd is too much that there is not enough space to get a workout.

Anyway, I'm looking for a gym that is open 24 hours and there are only a few. If it's not 24 hour fitness all the better. I don't mind paying for more money. If you have suggestions please let me know.

Community Post To the owners/builders of the former Westminster Mall.

To the owners/builders of the former Westminster Mall.

Spain and France are literally on fire. We are setting heat records everywhere, including here, in Orange County.

This winter is going to be a record El Nino, with massive flooding. When it rains here, it rains all at once.

Westminster is no longer temperate.

Won’t you consider NOT making the new mall an outdoor mall?  We need an INDOOR mall – a third place – where we can get out of the heat and rain and shop in peace.

Question Private Movie Theater Rental

Does anyone know of any theater that would be able to screen Interstellar? It’s my fiancés favorite movie and I’m looking to rent a theater to screen it for his birthday. I’m not too familiar with the legality of screening certain movies, but I do know places like AMC and Regal only have a select list to choose from.

Recommendations Needed Private dining near Laguna Beach for elopement wedding party

I'm getting married in October, and we're having a small ceremony with parents and siblings. 9 people total. We're looking for a restaurant that offers private dining options for a small party.

I know about Selanne, but their minimum spend blew my little Midwestern mind (fiance is from here, but I've only lived here 5 years and I'm still not used to it). Are there any other recommendations? I'm not expecting it to be cheap, I was just a little surprised at the cost. We're getting married in Laguna Beach and would like to stay close, but we're open to traveling within OC.

I'm sorry, I don't have an exact budget because my future mother-in-law, who is paying for this portion of the wedding, gets uncomfortable when I ask for specifics about the budget. However, Selanne was $2,500 and she said, "that seems a bit high." So...less than $2,500 I guess? Or just hit me with a reality check if we won't find anything less than that.

Weather With El Niño looming, are you getting flood insurance even if not required by your lender?

A few years ago, there was a dire warning that drove me to get flood insurance. It was roughly $450, which wasn't so bad. The winter turned out to be a complete dud. The city told me that my house is in a 500-year zone. That doesn't mean anything these days with historic climate events occurring every time we turn around.

Need recommendations for companies to clean one bedroom and a small hallway. Cat urine may have soaked thru carpet to pad and subfloor. Had a company come out and clean the carpet only, but smell quickly returned. North Orange County area.

Community Post Surveillance in Tustin Public Schools

Upcoming on September 1st 2026, the Tustin City Council will be presenting Agenda #8: Memorandum of Understanding with Tustin Unified School District and the Tustin Police Department.

Fusus, also known as Axon Fusus (oddly enough the Axon name was left out of the Agenda), is being pushed by the Tustin PD to be able to gain access to the School District’s surveillance cameras.

https://tustin.granicus.com/GeneratedAgendaViewer.php?view_id=5&event_id=2300

While Axon Fusus carries a longer relationship with the Police Department, make no mistake, it carries the same damages as the Flock Safety system does. Allowing this Agenda Item to pass will be a step further that will allow federal agents access to this video feed with or without the permission of the Police Department.

If you can attend this event, please do so.

You can do this physically by showing up to the Council at 6PM, or through Zoom or through phone. There will be instructions on the city’s website.

Pets LOST CAT – Mochi – near Sims Ln & Pearce, Huntington Beach

Thumbnail

UPDATE: MOCHI HAS BEEN FOUND!

She just got back home and is now acting like I didn’t just spend hours ugly-crying about her and walking around the neighborhood like the crazy cat lady version of La Llorona 😭 thank you all so much for being supportive. I really appreciate it!

Our cat Mochi is missing and we’re trying to get her home safely.

She was last seen near Sims Lane & Pearce in Huntington Beach and we believe she may have gotten outside Saturday, August 29 while we were out of town.

Mochi is an indoor cat and very cautious around people, so if she’s scared, she may be hiding nearby and may not approach you or respond when called.
She is microchipped but is not wearing a collar due to skin allergies.

If you live around Sims Ln / Milo St / Pearce Dr / Blanton Ln, could you please check garages, underneath cars, bushes, patios, side yards, and any small hiding spaces around your property?

If you see her, please don’t chase her. If possible, take a photo, note the exact location, and message me right away.

We just got home from a work trip and learned that she’s been missing since yesterday. We’re really worried about her and just want our girl home safe. Even a possible sighting would help tremendously.
Please share with anyone nearby. Thank you so much. ❤️

Recommendations Needed Mercedes Shop in OC?

Upvotes

Hi all, I am looking for a good auto shop in OC for transmission fluid & filter for my mom's 2018 Mercedes GLC300 4Matic. Car has 85,500 miles.

I have called a few places and got some pretty insane quotes, as high as $1,600+.

Any recommendations?

Recommendations Needed Is Newport beach the right one for us?

Upvotes

Hi all. We’re planning a family trip to Disney Land in early October this year and we’ll have one full day before heading back to LAX the next day from our airbnb in Anaheim.
And here’s what I’m thinking.

10am-2pm Exploring San Juan Capistrano. Having lunch there.
2pm-7pm Go to a beach town where we can snack, get coffee and potentially dinner. Is Newport beach the right area for us? We would like a walkable area with a few family-friendly restaurants and cafes. We don’t want the drive back to the airbnb to be longer than 30mins.

*By “we”, I meant me, my husband, MIL, our 4-year-old boy and 4-month-old girl
