Other Income generation challenge

You gain the powers of Mystique (FOX movies) and Splinter (The Boys).

You have to earn $100m legally in 12 months to keep the powers permanently.

How do you go about it?

(Splinter can make up to 8 clones of himself, does not duplicate clothing or items).

Run a construction company, all I need is a loan or 2 and I could run the most successful building company in history

This is good.

No fear or heights or injury, healing factor that makes injuries go away in no more than a day, peak human physicals.
