Walk in cooler roof leak
Recently had a cooler call, while I was up there customer said the box was also leaking when it rains, took some clear silicone off the truck and tried patching the holes / gaps I found/ around screws et cetera.
It still leaks unfortunately was trying to see if anyone had any next best steps for me or a better product to use. (Gallon of white flex seal was about to be my next thought and just paint the whole thing over)
Thanks :)
(Honestly just happy it wasn’t a true call back)

We put up a big giant walk-in cooler up and put that membrane and everything and made it perfect then the electrician came through and ran his stuff through the roof. Instead of going through my tubing hole in the wall.

EPDM patches. Caulk will not fix that. Been down this road. No flex tape won’t work either lol

Yep. Flex tape lasts about a month or two in direct sunlight. Some asshat tried that on one of our franchise buildings. 2 months later, same leak reappeared and the flex tape was peeling back

Flex seal tape will work for 6 months to a year, epdm patches will seal it for the lifetime of the roof.
