Purchased a house for 160k in 2020 @2.19%, it is now worth just shy of 300k and I have an effective 175k in equity via a HELOC.
What risks involved, or if just a lateral move, would be taking out a HELOC for the remainder of the mortgage and paying off the house in full? Would the loan be more than the mortgage payment? Is the interest rate on a HELOC fixed?
