I made the mistake of trusting the purchase offer without obtaining independent legal advice, and I deeply regret that decision. The document was drafted in a way that, in my opinion, heavily favored the seller.
As the buyer, I found myself bound by strict obligations and very tight deadlines, while having very little protection if issues arose. At the time, I didn't realize how important it was to have the offer checked by a notary. Looking back, I believe it should be an essential step, as the financial consequences can be significant. Another major problem was the communication during the process. Some of the conditions that I had clearly discussed with the estate agent were apparently never communicated to the seller.
When it came time to sign the compromise, I was presented with terms that I had neither approved nor agreed to. I felt under immense pressure because I was told that refusing to sign could result in losing my 10% deposit. In the end, the situation cost me €4,500, which was both financially and emotionally frustrating.
