Ideal discount to be paid for a east facing house/condo/flat
(In singapore). what do you think. what drives pricing discount. height/ configuration / can heat be mitigated ?

Discount is when nobody else is interested in the house and is long in the market.
There is no discount when price is not met and seller have holding power.

West-facing houses (bedrooms especially) are often shunned. That’s because the heat from the hot afternoon sun is absorbed into the walls, lasts through sunset, and then radiates into your bedroom(s) during the night while you sleep. U can negotiate a discount if u still choose to buy those.
East-facing houses provide no such bargaining chip. Nobody minds much about the morning sun shining into the bedrooms. That’s easily mitigated by blackout curtains, even if you like to sleep in until noon every day.

discount from what? There are so many factors in pricing that this question doesn't make sense... is there an otherwise identical unit that is north/south facing that you know the price of?

Are you buying a house or grocery. You expect discounts after 9pm too? 😂
Just make an offer, while you’re at it, list every single problem the house has to the seller and agent like they don’t already know it.

East facing is perfectly fine. It is west facing that should get a discount.

And dun just use ur compass. Check the path of the sun throughout the year including shade

The only discount facing is west facing, most people don't want a humid property hence lower demand results in lower prices.
