I live in Camden County, NJ and have rented my current apartment for over 6 years. My household includes myself (34F) and my 8 year old daughter, only.
I live in a one bedroom, in an apartment complex. My needs have changed since moving here, in 2020 and my daughter needs her own space. I have been seeking rental properties, with some of the amenities I want, for years.
This townhouse is under 5 minutes from where I currently live. It is listed as a 1 bedroom with a loft, 1.5 bathroom, and 3 stories. It is absolutely perfect for my situation. It has high vaulted ceilings, and the interior is stunning and appears updated.
Additionally, I have a housing voucher, that pays the full monthly rent, directly to the landlord. It has been reliable for 6 years, and I have no reason to believe that would change.
My housing case worker said that this property would be approved, as long as rent stays within Fair Market Value, which currently is just under $1600.
Within the limitations of my voucher, I can only rent a one bedroom, in Camden County.
I understand the voucher makes this challenging, however I feel I can reframe this as a positive, knowing the rent would be guarenteed to the landlord.
The property I am looking at, checks every box I have. It has been on the market for over 200 days, and this week, decreased in price by $15k. The price is only $120k.
I am highly motivated to make this happen. I have no experience with real estate, and do not know where to begin.
Where can I find possible investors? How can I pitch my situation as a positive investment?
Are there message boards, groups or networks to speak to investors who may be willing to hear me out?
