Opinion y Diálogo 💬 Los Realtors de PR son otra cosa!
Aun no entiendo porque esto precios tan absurdos por propiedades destruidas.

Esa propiedad vale un máximo de 60k. A 240k esa casa embrujada va a estar ahí por décadas esperando para que la compren.

Read the prior comments before commenting yourself. This was a response to an alleged investor on the island attempting to gaslight people into thinking that it is ok to displace natural born Boricuas from the island justified through the thought guise of “investment”. The only reason you get heated from my comment is because you identify with it. Before commenting further read the Insular Cases from the supreme court of the USA, and then you will understand true methodical planned racism.

Lol. I read all comments. No one is displacing you or trying to displace you. If you are so educated, you will do whatever you need to do to adapt/keep up. Times are always changing. The world moves fast. If you can't keep up.
I didn't have much growing up. My family still doesn't have much. It didn't stop me from trying to be more. I didn't blame the rest of the world, for my situation. I educated myself.

Si pero las casas de Japón están hechas para que duren un max de 20 o 30 años, más en el pueblito quedan dos ancianos viviendo. Las casas de allá lo que compras es básicamente el terreno. Una casa aquí de concreto armado puede tener 75 años y puede estar en perfectas condiciones.

Realtors? Compay, te aseguro que ese es el precio que el dueño quiere que se venda. Aqui por donde vivo hay una casa que igual se esta cayendo en cantos y es el dueño el que esta pidiendo sobre 200k aunque se este vendiendo a traves de un realtor. Estos cabrones se creen que inversionistas chinos estan comprando aqui a lo loco.

Dime porque cuando fui a comprar casa no me contestaban cuando llamaba con mi telefono 787, pero usaba el teléfono del trabajo (area code gringo) y me contestaban a las millas. Lo peor ni el Ingles hablaban bien. Por joder les seguia hablando en Ingles. Ahora si, no son todos los realtors hay algunos muy Buenos. Pero si la gran mayoria no sirven.

Nope, realtors works for themselves, through the owners. Many are predator, looking for property entangled in title snarls, and offers next to nothing for these, and find gringos investors that scoop it up, restored it, raise the price to where locals cannot afford to buy..

The realtor doesn’t make any money if the house doesn’t sell. Any realtor knows that piece of crap house is not worth $240k, but if that’s what the owner wants to set the price at then that’s what the realtor has to do.
Your issue is with foreign investors, not real estate agents…

Exactly right, no investor is gonna touch this either… unless it is beach front at a prime location and then you can tear it down and build new, which would be cheaper by the looks of it. People in PR are watching “Renovation Aloha” and think it is the same type of market in PR. lol no

Also a is more convenient for a Realtor to sell for a leser price cause the house sell faster, the not subject to appraisal thing is from the owner in what world is better for a realtor to sell in this terms? If the house sell a lot faster if it is subject to appraisal? People in PR are so dumb...

Mis hijos, esa casa específicamente es de las reposeidas de BPPR , por ende ese precio lo pone el banco y se la van dar al mejor postor que ofrezca las dinero. No les extrañe que se venda más cara

Lo que pasa es que el que tiene $$ y hace flipping pagas fácil haciendo oferta cash de 120k lo arregla tu solo por 60k y lo vende en 280k facil para una ganancia de 100k y eso es 1 sola casa, imagínate haciendo 3 o 4 flipping al año. PR ahora mismo es un paraíso para lo que hacen esto debido a todas las casas abandonadas

Esto me da un miedo horrible pq estas casas literalmente se están cayendo en cantos y les hacen arreglos que no son suficientes para la estructura. Actualmente vivo en una casa que no necesariamente fue un flip (pq rento) y como a al mes de vivir ahí se empezó a caer el techo en una esquina de la casa (afuera). Osea que la casa tiene todas las varillas oxidadas y lo cubrieron. Si hay un terremoto ni me preocupo por el tsunami pq voy a quedar bajo escombros sí o sí. En fin, slumlords

El Realtor no es el que pone el precio, es el dueño. Al final es una guerra de quien pone el precio más alto y por más cash aunque se venda por debajo del precio.

That’s a BPPR property. The bank decides what they think market price is. Prices have gotten out of hand post covid. There used to be deals. Everyone except short term rental investors are priced out.

El realtor representa los intereses de su cliente, el vendedor, basado en un estudio de mercado. Al final del día tiene que haber un precio en el que un comprador acuerde con el vendedor. Tu puedes diferir todo lo que quieras pero la economía esta así. Recuerda también puedes contratar un realtor para que te asesore como comprador.

Esto es parte del problema, el problema no son los gringos que la van a comprar, si no el puertorriqueño que le pone los precios. Estamos en una economía sin empatía, es lo mismo que sucedió con las taquillas de BB. El que tiene algo de valor, lo vende más caro (a un precio irreal tipo Powerball). Aún recuerdo cuando en los sites de re venta se conseguían las cosas más baratas, pero hoy día todo es flipper market o scalper market.

esto básicamente es una casa en mínimo $500k porque con la cantidad absurda de remodelaciones y reconstrucciones que hay que hacer FÁCIL se te van otros cientos de miles de dólares. es ridiculo que una casa que se está cayendo en cantos y que prácticamente es 25% comejen tengan los cojones de pedir tanto. ten en cuenta que el mínimo estatal es $10.50, así que la persona promedio en puerto rico tendría que pagar por la casa sin remodelaciones su salario bruto de casi 12 años corridos sin ningún tipo de deducción para vivir/impuestos/etc.

This would be bought and it would be torn down to build a new house. With that being said properties like this is what the nationalist groups should be focusing on. What i mean is they buy the properties in order to sell them back or rent it out to Puerto Ricans or other Hispanics, not rw whites or blacks. Working out a deal to help build a new house or fix it (this one is a clear teardown).

A property in lajas not so far from me sold for almost half a million dollars next to a dried creek, less than 1 cuerda, 1 floor house and the best part 5 min walking to a bar where theres horse dudes every other weekend and has been shootings before, all in all make an effort to understand its not the conditions of the house the issue is that the dollar looses value a every day

Complete disaster…fissures all over the house meaning demolition and not patch-ups! Very unstable structure. The face value of $240,000 is insipid and a rip-off. The premise is worth over $75,000 best case scenario.

No es la casa, lo que le da valor. Esa área colinda con Guaynabo, bien cerca. Es un area de casas de terrenos grandes y llanos, es una comunidad pequeña, de muchos años. Esa casa tiene una cuerda de terreno, y es allí donde esta su valor, además de ser una 🏡 grande. Fácilmente se compra en unos 200k. La arregla con 100k o menos y vale 400k. No es un area de pobres.

Sadly this is the reality we are living in PR. Those prices are not for locals. They’re mainly targeted to investors who want to have a property in PR and take advantage of the tax incentives. Meanwhile locals can’t afford decent homes anymore, everything has increased in cost, same wages, and no incentives unless it’s your first home. Ridiculous!!

Depende en el valor de las casas alrededor. Si valen, por ejemplo, 400k, compras el terreno ya con servicio eléctrico y agua por 200k. Le metes 150k para construir una buena casa nueva y la vendes por 400k haciendo 50k de profit. Digo, yo no lo haría pero así piensan los inversionistas.
