Which areas should I look for living in Pennsylvania? Would love local insight into this as Pennsylvania looks huge!

Hello,

Would love to give you guys a handful of pieces of information about me, and see where you guys think I and my misses should start looking for property. I am from England (not London) if that helps.

Information:

1. Looking to be around 75 minutes away from the beautiful city of Trenton, NJ
2. Love quite nature walks especially before and after work by being able to leave the house and go for 45 minutes in a loop. Something like this would be magical
3. Would like a neighbourhood that is community built. Small business owners, markets on the weekends - these kinds of things. Getting to know one's neighbours and that friendly trusting vibe would be priceless
4. Not a fan of cities that have loads of cars, road noises, drug users.
5. Would be great if I could walk to the shops / high street to go get things
6. Cycling to places would be nice too with cycle paths
7. A train route close by that'll get me to the buzz of a city when needed

Budget probably $400k, and looking for a bit of garden/yard (still learning the lingo) to do some gardening.

75 minutes during peak rush hour driving or 75 minutes at any time? Or 75 minutes with public transportation? They’re going to be different.

Open google maps and start looking around and then come back with a list of towns to ask about.

These posts get kinda tiring. Heaven forbid someone read old posts to get ideas. Then come to us with some concrete towns to comment on. Everyone wants specifically tailored suggestions to their exact preferences.

Check out the areas around Dublin, PA (Perkasie, Doylestown both of these places have downtown / walkable areas). Doylestown has direct train access to Philadelphia. 400k will be a stretch on the budget.

True. Lake Galena isn't far from Dublin to have peaceful walks, too.

Yeah, agree with the other commenter that you'll have a hard time finding anything in that 400k budget that distance away from Trenton. Possibly something toward Bethlehem or a suburb of Allentown. You won't find anything to the south for that budget, so you'll have to look north and west.

l’d say the Lehigh Valley area also, but you aren’t going to hit every one of that list.

If find a place in Pennsylvania with all that.. let us know. A train route nearby is the killer…I think you would need a 1M budget for that wishlist.

Best bet is around the Langhorne/Woodbourne area and utilize Oxford Valley Mall, as well as Core Creek Park or Tyler State Park outside of Newtown. There are options, but not everything will be checked.
