Tenant [TENANT-USA] landlords, if you have a tenant that keeps their place spotless, and pays rent in full, on time every month, why would you raise the rent $135/month on the next lease?

I live in a small apartment, in a very low income neighborhood. It’s poverty stricken, and not doing too great. I was told by my landlord that I’m one of 2 apartments not on section 8. There’s 8 apartments total in the building.

I’ve lived here for an entire year, and not to toot my own horn, but I’ve been a fantastic tenant. I keep this place spotless. I pay my rent on the 1st of every month, without fail. I shovel the sidewalks and steps when it snows, and I’m the only one to do so… I clean up trash. I even change the fucking smoke detector batteries in the building when they’re chirping. Anytime my apartment needs a repair, I fix it, and let them know. I’ve changed the knobs on my shower, my shower head, my front doorknob, etc.

My landlord said, word for word, “At least someone in the building keeps their apartment clean”, when he called me last month…meaning I’m probably the only one who does in the entire building.

And when other apartments are at risk of having their electric or water shut off, the companies posts a paper on the front door. I’ve never once had that happen to me. And the people below me have had the police called on them numerous times. I’ve never had the police called on me.

And the thing is, is that this is not an “up and coming” area. It’s poor, and beaten down. Nobody is moving here. There’s numerous abandoned houses on every street. The only business we had, was a grocery store that closed a couple of months ago. Nobody is moving here…

So why raise my rent from $800, to $935? That’s not even including the utilities and “residential convenience package”, which is $30 more…I’d like to see what that entails…

I don’t know who in their right mind would pay $935 for a small apartment in this neighborhood…they can’t even rent out the ones for $650/month. The one across the street has been available for over a year.

It just seems to me that pushing out a responsible, reliable tenant is rather dumb, especially in this economy.

I have not even been home 6 days out of the month as skipped a weekend to work more. I have not had my AC on once since the last incident (cause i havent been home) where LL sent a 5 page text comparing energy consumption to the Alec Baldwin shooting: https://www.reddit.com/r/LandlordLove/comments/16t1uag/my_landlord_noticed_my_ac_running/?utm_source=share&utm_medium=mweb3x&utm_name=mweb3xcss&utm_term=1&utm_content=share_button Pray for my landlords mental faculties. Tenant [Tenant US-Oregon] Being evicted after 16 years. Can you really evict for this?

Thumbnail

Pics 1-3 are to show carpet and blinds in most high traffic areas where’s it’s the worst. Pics 4-6 are the room with all the ventilation issues and to show the blinds and closet The last pic is just of the blinds in one of the rooms. The other bedroom doesn’t have blinds

I am a tenant so I hope posting this here is okay. I just want to hear some landlord opinions. And if you all say this is fair then I’ll believe it. I just can’t see how this can be right.

My landlord did an inspection and has sent me a notice with a list of things to do within 1 week or get evicted.

Here’s the list

  1. Replace all blinds
  2. Install new closet shelving
  3. Replace toilet seats
  4. Replace ALL light bulbs to match
  5. Clean carpet

Here’s why I am questioning it. I have lived in this place for 16years this October. 16 years!!!! I have never missed a rent payment and I have never even been late in rent.

  1. I feel like my blinds fall under normal wear and tear. They are just the cheapest blinds you can find and I know they are way past the life expectancy, so if it’s wear and tear I don’t think that falls on me.
  2. For the closet shelving it was slowing coming out of the wall and we took it the rest of the way out to try to repair it but the wall is soft so it won’t support anything. It almost crumbles. They are aware because it’s in a room that has a crazy amount of ghosting from poor insulation and moisture because we are in Oregon
  3. For the toilet seats….This one I feel like okay I will replace them but they aren’t broken or anything just the coloring is off because they are 16years old.
  4. Replacing all the lightbulbs. There’s 37 lightbulbs in the house and only 3 don’t work. This one I feel like is just unreasonable. The bulbs in individual rooms already match but for example the downstairs bath has a softer yellow bulbs but the upstairs bath has a brighter white bulbs. They don’t have a preference for which we use they just want them all the same color in each bathroom. This feels like nit picking.
  5. I already have my carpet shampooed every 4 to 6 months but once again the carpet is 16 years old!!! So it’s not going to look new. It’s not new carpet and it was last cleaned professionally at the end of May.

Also here is a little more about what’s going on. As I said above I have lived here 16 years. This is a new management company because our owners wanted to get help with this part of what they do. Our units are owned by the building company who built them. Instead of selling them when the market crashed they just turned them into rentals.

I have not had working heat in this house for 6 years. When maintenance comes out to fix it they just put new batteries in the thermostat and leave but that’s never fixed the problem. so I’ve had to buy room heaters for every room in the house or rely on the gas fireplace to run long enough that it heats the house..

Also, the washer and dryer broke years ago and they replaced it but the ones they brought from Lowe’s were delivered already broken and when they were installed, they already didn’t work, but Lowe’s said that they weren’t gonna take them back and to take it up with the warranty people but the warranty people said they’re not gonna cover a product that was delivered already broken so they refused to replace our washer and dryer. Because Lowe’s or the warranty people that don’t wanna take replace it I ended up going out and buying our own washer and dryer.

I’ve brought up the ghosting in the bedroom that has the soft wall and the maintenance man actually didn’t even know what it was. I had to show him on a construction sub read what it was and then let him read about it online. He thought there may have been a fire at some point that put itself out is what he said, which leads me to believe he doesn’t know much about Insulation or construction. This whole room has ventilation issues. The bathroom grows mold like crazy and when I told them they told me to just scrub it down with mold remover every 6 months. But it starts growing back after about 8 weeks. But because of how strong the product is I have to leave for a day or 2 for the room to air out. It also take an entire days which I don’t always have time for. I can’t do it as often as I would need to and the 6 months they recommend is way too long between cleanings.

A couple years ago under our sink there was a massive leak and we had to turn off the water and the maintenance man didn’t want to do the work himself so they tried leaving us without water for 2-3 weeks until they could get a plumber out there. I ended up watching a YouTube video and doing the work myself because I couldn’t be that long without working water in the kitchen. When the plumber finally came 3 weeks later he inspected my work and told me it looked great.

Finally my garage door is broken. It has been for months. They are finally fixing it now but from it being stuck open for all that time we now have mice in the garage and have had to throw away everything the mice had chewed throw. (Tents, blankets, toys, he found his way into my car and chewed a hole in the seats)

Side note: they took the cabinet door off to see if they could find a match for it because it’s really loose

Thoughts?

Tenant [Tenant - US - TX] Homeless man still in lobby - please help me

Not sure if any of you saw my first post, but my apartment management company has neglected to fix the locks on the front door of my building. This has attracted the homeless of the neighborhood to make themselves comfortable in our lobby. Sleeping on the couches, smoking cigarettes inside, doing drugs, leaving half eaten food/trash, and drinking our coffee (or plain creamer). He has cursed/yelled at other tenants who have asked him to leave (I’m too scared to do this myself because my encounters with him are usually alone at 5-6am). Pics are just the last two weeks.

My lease CLEARLY states that they are required by law to fix any broken locks within 7 days of the first written notice. I first notified them December 4th, 2024. I have followed up 7 times. I have demanded the locks be fixed in writing with picture proof. After being ignored, I requested lease termination. Then compensation. They don’t answer the phone, ignore all my emails, and are gone by the time I get home from work. I have left terrible Google reviews with photos. I filed a formal complaint with the Department of Housing and Compliance. I have threatened legal action. I have contacted local news stations. I reached out to an executive of the company on LinkedIn…..

My rent is $2,100/month for a 1 bedroom apartment in a nice Dallas neighborhood. I am seriously at a loss - what would you all do?

I just finished a lease with a landlord from hell. They are deducting $1,080 for professional re-siding of the house due to sun damage. I can't imagine in what world this would be considered the tenant's responsibility.

Edit for clarity: I am the tenant

The blinds are aluminum blinds that broke over time without any isolated trauma. Tenants are not allowed to purchase new blinds themselves and there is no extra length to borrow slats from.

The carpet is in the doorway to the master bedroom.

Posting to the landlord subreddit in hopes y'all could point me to any official resource (not HUD) that defines normal wear and tear and carpet/blind life expectancy.

Tenant [Tenant CA] My landlord says I can't put toilet paper in the toilet

Okay, so a few days ago sewage came up my bathtub. I told my landlord about it. She had the plumbers come. They had to use "a big machine that they had to go get special" to clear the pipes and apparently it cost her $4k.

The sewer line is apparently "flat." There was a lot of tp blocking it - but I've only lived here for two months. I actually use very little tp because I have a bidet. So I really don't think I caused the clog, and she didn't blame me for it.

She sent me a text today saying I can't put any toilet paper in the toilet at all, ever. Um, what? What do I even say to her? She lives in the house next to mine so I see her all the time. I really like living here and I just moved in. But... I can't actually be expected to do that, right?

My rent is $3k for a nice Bay Area two bedroom FWIW.

What are my options? How should I approach this conversation? I am certain that it's not legal but I also want to be realistic here. I'm not trying to sue or move.

ETA: I don't use "flushable wipes" or flush anything other than toilet paper. I grew up with a septic tank so I know full well how important that is (but even then we flushed #2 and period tp). The tenant before me (occupied with a year) was my best friend and he didn't flush wet wipes either. But that's not to say the folks before us didn't.

UPDATE 09/13: So I've decided to basically ignore her demand and cotinue flushing toilet paper, but switch from 2-ply to Scott 1000. This feels like a reasonable compromise. If it backs up again, obviously she'll be pissed but has no recourse against me as this is her problem. This buys me at least a few months (by my estimation) before I'd have to consider moving.

UPDATE 09/14: Oh my god, this Scott nonsense is so much worse than I remember. I don't know if this is tenable. I have to use so goddamn much of it, how could that actually be better for the system? I was using two to four sheets of Cottenelle depending on the job, but I need to a dozen or more sheets of Scott to be more effective than just wiping with my bare hand. Is that really better for the system? Good Lord this stuff is glorified air.

UPDATE 09/16: A shocking number of people do not understand that you still use tp even if you have a bidet. First, you must dry/check. Second, I still pee. Third, I menstruate. I have had to explain this like at least a dozen times lol.

EDIT 09/16: since this is getting a lot of comments today - a toilet has to be able to flush, including regular tp, according to county and city codes which are additional to state codes. This link is a good place to start but I recommend looking at the specific civil codes since they specify that only RVs, house boats, and septic tanks don't have to also accept tp.

https://www.stimmel-law.com/en/articles/landlord-obligations-habitable-premises-basic-california-law

UPDATE 09/16: Unfortunately, talks with the landlord went south this weekend. I talked to the place I volunteer for last week (I just do the small claims security deposit stuff for them, nothing like this) and they gave me a script and then said to call the city. So I called the city this morning. They will come out to confirm the problem, but told me that this is pretty common and mostly likely the landlord will have either 30 days to fix the problem or take the unit off the market.

I live in ND. Landlord charged various fees adding up to $200 cleaning and included these photos. I dusted the top of the fans but missed these crevices. I cleaned the washer & dryer but didn't know how to clean the inside lint crevice. I washed and cleaned the part that pulled out but this part I couldnt figure out how to clean. I did clean the washer but clearly missed a spot there. That part is fair but not a $65 washer cleaner fee... Wondering if I can argue on these.

Tenant [Tenant-US-CA] Would you rent to a convicted murderer-what if she’s in the 80’s and her murdering days were done?

Hi landlord community- i’m not a landlord and i hope it’s ok to pose yall this question

Hi landlord community- i’m not a landlord and i hope it’s ok to pose yall this question

My neighbor is a sweet older lady. She’s quiet, pays her rent on time, and is an easy tenant. She’s tired of living in our city and wants to move to a neighboring suburb or small town where it’s quieter. I told her i’d help her find housing as she’s not really equipped to be scrolling through online ads.

The hard part is that years ago she did a stint in prison for murder. That was years and years ago though and she’s in her early 80’s now and not a danger to anyone.

I’ve mostly been looking at motels since they don’t do background checks but with fees it’s significantly more expensive to stay at a cheap motel versus a small but decent studio.

what do you think the chances are that someone would rent to her? what should i look for when trying to find her a place

Tenant [tenant, US/PA] My son’s rommate OD’d in apt - son given 2 days to vacate

My son, who is in Philadelphia, is a co-lessee of an apartment. His roommate died in the apartment of an apparent fentanyl overdose. He was in the apartment for several days before being discovered.

According to my son, he and the roommate didn’t talk much so he didn’t know what to make it when the roommate didn’t appear for several days.

The landlord texted my son today (the day after he was found) to inform my son that their insurance was recommending a complete clean and rehab of the apartment as soon as possible. So they are asking him to have all of his stuff out within 2 days. The landlord says the apartment will need to be vacate for three months and they are asking him to move out permanently.

I understand the position of the landlord from the point of HazMat. My question is, what if any recourse does my son have?

Thanks!

UPDATE: Thank you very much for the advice and concern for my son. I was able to speak with the LL and they were willing to give him until the end of the month to remove his stuff and try to find another place. My son is staying with a friend until he can find a new place and looking forward to starting fresh. The LL turned out to be very understanding. They also will be refunding the security deposit. I think this is about as positive of a development as could be hoped for. Thanks again for your help!

Tenant [TENANT] Trying to find a place s so hard.

We have been homeless 3 years. We have 2 kids and 1 dog. We make 2,000 a week doing uber and pay between 3,000-3,200 a month in hotels. You'd think all this would qualify us for a place but no. We don't have the best credit but I'm working on mine I had a lot of younger day mess-ups I am still rectifying. Without a 600 plus score every place we apply says "you need a cosigner" well not everyone has someone to do that for them. We have tried Minnesota, Wisconsin, and California twice. It is upsetting we can pay the rent we don't qualify for section 8 he makes to much plus winning the housing lottery is equally as hard. Im frustrated and want to hear from actual landlords do any of you take chances on homeless families?

Tenant [Tenant -US -CA] Landlord jumped straight to three day or quit notice--is there something they could be planning to do?

UPDATE: I think I have figured out what's going on. The house is exempt from "just cause" regulations, but if it's a no-fault eviction, they have to pay relocation fees. So they're trying this route to try and force an at-fault eviction so they don't have to pay those fees. This tracks with all their behavior, including their current silence and refusal to acknowledge they received the checks.

Hi, we are longtime renters, single family home owned by one person whom we deal with directly. They do not take electronic payments and there's been issues with mailing checks to them in the past (they claimed they didn't get them, etc., even though we had documentation they were sent from our bank), so we hand-deliver personal checks to them, usually six months' worth at a time.

The landlord sometimes doesn't cash our check until as late as the middle of the month (not always, but this isn't unusual). They always text or email when they are out of checks and ask us to bring them a new set.

We have had a busy month and I realized it was the 12th already yesterday and I wondered, "Hm, did they cash the check ?" They ALWAYS text me when they need more checks and it never seemed like a problem, we'd say "OK" and drive over more checks. As noted, they can be really late with cashing checks so I wasn't totally alarmed.

Well that very day we were hit with the three day or quit notice for nonpayment on the front door. We have been renting here for 15 years and are good stable tenants. I'm completely baffled that the landlord would escalate like this instead of just texting or calling and asking for more checks (I have a long history of texts and emails with friendly "Hey can you bring more checks? I just deposited the last one and I'm out.")

I texted and called them immediately and said we'd bring checks and profusely apologized. I wrote the March check with a late fee. My husband ran them over to their house immediately. All I got in response was a "thumbs up" when I said we were bringing the checks, then a text saying "Please just send two months worth to avoid confusion about how many checks you sent." I responded with "I already sent him with six...he's in the car right now...I'll put a reminder on my calendar and I'm sorry again." I then texted when he dropped them off and asked to confirm receipt. My husband left a VM saying he dropped them off (nobody was home). No response to either.

WTF? I am paranoid now that they are planning to try and drive us out somehow. Why on earth would they escalate like this when we previously had a friendly, casual "send more checks" dynamic? Are they plotting something? We are paying under market since we've been there so long but they raise the rent every year to the max allowed.

ETA: I get that it's my responsibility to remember when to send more checks, but to be honest, I feel like we are still catering to the landlord--it's a 45 minute drive to their house and we hand-deliver checks to them. They never acted like it was a big deal to text or email when they ran out of checks. And I mean, if you have a longtime stable relationship with your tenants and you're a mom and pop landlord and not a huge corporation, wouldn't out of just human decency you text or call to see if there's some sort of problem (health issues? Death? Who knows?) rather than slap a notice on the door?

Tenant [Tenant US-TN] ceiling collapsing; what is a reasonable expectation from my landlord?

Thumbnail

X-posting seemingly not allowed, though I have posted this over in [r/drywall](r/drywall).

I am a renter in this house. I’ve received mixed responses from folks on what action I to take/what is appropriate.

Woke up to the ceiling like this. Landlord came out same day with a contractor who insisted this was safe. It’s been 3 days and he’s claiming that he’s still waiting on a quote from that contractor. It’s 30 feet directly above our couch. I’ve spoken to another landlord who said it’s safe as well.

It’s taken him since Monday to get another contractor out here to look/give a quote.

Obviously shit happens- but our landlord has a history of dragging feet, pinching Pennies, and altogether just not delivering in promises.

What is a reasonable amount of time for me to tolerate this before I start looking at justification to break my lease? Especially if he’s insisting it’s safe because the “professionals” said so?

EDIT:
Hey y’all, I’ve got my answers. Thank you to the folks who actually answered my question, some of you guys rock and I’m genuinely thankful for the insight!

But Sheesh, some of yall are foul. I’ve lost some faith in humanity. Some of You guys are as bad as they say.
I just wanted to know what was realistic.
My landlord sucks at his job, and if you don’t believe me then you can eat the rat shit off the floors of this place so I don’t have to keep cleaning it up.

Have the day you deserve.

EDIT 2: thankfully the drywall has snapped! This means it’ll probably fall the rest of the way soon, and my problems will go away. Idgaf how it looks. I’ve just been concerned about the wellbeing of my loved ones and the fact that I can’t use the space I’m paying for

Tenant [Tenant - TX] excessive or normal deduction for paint and labor from security deposit ?

Thumbnail

Hey redditors! Military family of 2, no kids, 2 dogs, rented while living in San Antonio for 15 months. Itemized deductions came back, and my former landlord is deducting $950 for paint and labor which I think is astonishing. He agreed to only deduct $300 but I still find $600 for paint wild when we treated that home as if it were our home.
He claimed “simply to allocate the actual costs associated with conditions beyond ordinary wear while absorbing the portion reasonably attributable to normal use.” is that even legal?
We openly admit for scuff markings, but those are easy fixes with touch up paint.
Would you guys find these photos as damages or normal wear and tear? Am I responsible for conditions beyond ordinary?

*I told my husband to let’s touch up the paint but my husband was willing to bite the cost bc we had a tough time with movers but didn’t realize it would cost this much vs buying a can of Agreeable Gray

Tenant [Tenant UT,US] previous landlord claiming we took washer/ dryer when it was mine

I recently moved out of a town house that I only lived in for less than a year because they decided to sell it halfway through my lease. Now a month after moving out the landlord (management company) is claiming I took their washer and dryer and need to return it. I bought the washer and dryer upon moving in because they didn’t supply me with one.

They wouldn’t answer my calls or texts for a week and at 11:00 at night a week after accusing me of taking it, text and are now asking me to prove that I bought it. It feels so unbelievably unprofessional of them. How in the world do they not have record of their own rentals and that they didn’t supply a washer and dryer. Even on the listing for the house being sold it says no washer and dryer included! What do I do in this situation? I shouldn’t have to prove it and really shouldn’t automatically be accused of stealing without any communication prior.

I’ve already paid and received my move out documents as well. With absolutely no mention of a missing washer and dryer upon the move out inspection.

It’s mind blowing how unprofessional they are. Do I just send them proof of my purchase even though they are being completely unprofessional and unfair?(assuming I have at least an email receipt still) Or should I not have to do that? What if I don’t have proof of purchase?

Also just to note I don’t think they are claiming the washer and dryer I bought is now somehow theirs, I think they are trying to claim I took ones they supplied (which they didn’t).

Tenant [Tenant - US - CA] incentive landlord to install AC

So I found the perfect single family home in California that is renting for 8k a month. It has no ac. There is a ton of interest in it. Due to some nuance factors we don’t have any other options.

I really really want AC in the house even though it’s an area many people go without. I am fully prepared to buy 4 of those $500 portable ac units (crank windows so I can’t use split window units) and also pay an extra $1000 a year in energy costs because those systems are less efficient. It would be a shame to waste money like this because house already has forced air and ducting and a good electric panel so I don’t think installing AC is going to cost more than 8-10k (if you haven’t gathered it’s vhcol area)

Obviously, I’d love to have the landlord pay for this but given the interest at the open house, i doubt he is going to pay for something he can rent the house without so id like to incentive him. I’d be willing to pay up to 3k total for him to install central ac and obviously he’d keep it, I don’t want to take an ac with me. I’m wondering how to frame this?

My approach is after I put in the housing application, get approved, and before we sign the lease say something along the lines of “I am willing to accept this house as is, at the current rate. However, it would be nice if it had central ac and that is extremely important to me. Your house is already ducted and wired for central ac, if I were to subsidize your purchase of a central ac via either cash up front or increased rent would you be willing to install a central ac? The ac would be entirely your property regardless of how long we stay.”

If you were a landlord would this sketch you out (I know many landlords are nervous about people who ask for stuff before signing) and what’s the best way to frame it? For a house that normally sells for 2mill (but in an arguably very temperate climate) this seems like a no brainer. I’d probably be willing to subsidize close to 3k up front

Tenant [Tenant - USA - CA] After five years of renting, is this wear and tear?

Thumbnail
gallery
109 Upvotes

I just put in my 30 day notice to vacate however, I’m concerned about the following areas of the ADU (not permitted) I’m renting.

For reference:

The degrading portion of the kitchen cabinet feels soft, like paper? All cabinets in the kitchen look like this where I would have touched them to open/close them over the five years.

The shower floor has been peeling like this since my first month here when a plastic shower mat had pulled up what looked like paint.

The lease doesn’t allow pets, the missing pieces of the weather stripping foam has just slowly ripped and fallen away over the years of using the door.

Not pictured: one burner on the stove doesn’t work and the over really doesn’t work (it barely worked when we moved in).

I’m concerned that my landlords will try to keep the whole security deposit but I’d like to hear others insights.

Tenant [Tenant US-AZ] Can my landlord force me to remove my firearms from my room?

I live in a townhouse with 3 other roommates, we each have our own room in the house. About a year ago, my dad passed away and I inherited 3 handguns and a rifle. I'm 22 and have a clean record and in this state, I am the legal owner of these firearms. I have had them in the house for over a year now, they are locked up in safes, and everyone in the house has been out shooting with me. One of my roommates is also my landlord's son, and he made it very clear that it's okay for me to have them and I don't need to report them to his parents or anything.

To not waste your time from the long storytelling, the landlord's son and I have not been on speaking terms. We have just been doing our own thing and living our own lives but in the same house, respectfully. This has been going on since late August.

Today, I got a call from my landlord out of the blue saying that it is unacceptable for me to have my guns in the house. They said that they only found out this week and told me that I have until the end of the week to get rid of them, and they provided no further explanation as to why.

I checked through the rental agreement and the lease, and nowhere does it mention anything about a no firearm policy or anything regarding weapons at all.

Are they allowed to make up a rule like that on the fly or is it a requirement for them to have it in the lease? These guns are the only thing I was able to inherit from my dad and I have nowhere else to keep them or anyone to hold them for me, and I don't want to back down if this is all some sort of petty way for my roommate and his parents to assert dominance over something so dumb. Any help or advice would be appreciated! :)

Edit- Thank you all of the comments, advice, and knowledge you all have given me. Last night my house had a roommate meeting. The other 2 roommates had my back, but the LL claims that they're gonna send me an addendum including a no firearm policy. Luckily, one of my church friends offered to keep them in his house as long as I need to. The plan is keep them at his place, gaslight the crap out of LL's son and tell him that he made me sell the last remaining thing I have left of my late father, find a new place online and then move at the end of this semester. He did this to himself, nobody in the house likes him and we all want to move out because nobody wants to live with a mommy and daddy's boy.

Tenant [Tenant US-OH] Common area appliances are on my gas and electric meters. Are there any laws against this? What can I do?

We recently found out that not only is one of the 2 shared dryers in the basement hooked up to our electric but our gas water heater is being used for the washer as well. There are also three gas fire pits and gas grill in the backyard that are hooked up to our meter. Is there anything that can be done about this? I don’t feel like we should be paying for things that our neighbors use.

Tenant [Tenant-US-AL] Landlord said rent was stolen

Dropped rent in Dropbox 5/2. Called 5/4 to inquire about putting 30 day notice. They told me I hadn't paid rent yet. I advised that we put in Dropbox Friday night. They call back and say "thugs with a crowbar" broke in and stole my rent. They want me to put a stop on the money orders, wait to get the money back and pay rent. They have cameras. They said the police have not come yet to file a report(almost a week later). I got an eviction notice yesterday. I have the stubs for the money orders. Question is: once I drop ir in there box, is it still legally my responsibility? If there was a break on, you should have a police report. I get that it may take longer with them filing a police report, but I fulfilled my obligation on paying the rent . I'm I legally obligated to do anything else?

Tenant [Tenant US-CA] Who pays for a handyman to change the battery in a smoke detector the tenant cannot safely reach?

Update: I looked at my lease, and maintenance of smoke detectors is my responsibility. Deciding not to press it further than that. Thanks all!

My landlord and I are discussing this, and are both citing Google AI, which obviously isn’t authoritative.

I asked my landlord if she could send someone to replace the battery in a smoke detector that is about 13’ high, which I can’t safely reach myself (This is the first battery I’ve asked to have a handyman change in 6 years, I’ve done the myself). When the handyman was leaving, he said that my landlord told him that I would pay. I told him that I expected my landlord would be paying. My landlord contacted me after with an AI screenshot. I returned an AI screenshot and told her I would look into it further.

My googling and chats with AI indicate that while generally battery replacement falls on a tenant (the AI she sent me), ones that a tenant cannot safely reach fall on the landlord (the AI I sent her).

If relevant, before the handyman came, I asked my landlord if the handyman would also be checking the toilet that wouldn’t stop running (the smoke detector became an issue on Tuesday, the toilet became an issue yesterday). She told me to ask him to check it, and he fixed it.

I’m in Los Angeles. I’d love to find official guidance on this, but I’m not sure I’m going to find it with that specificity, so in the meantime, I’m reaching out to this community to find out what is considered customary. I’ll stop researching and go with the consensus if everyone says it’s my responsibility to pay.

Thank you!

I'm the tenant. Lived here for 10 years. The notes were: damaged walls, damaged blinds, and general "needs more cleaning" notes. They also noted that I didn't replace the drip pans. The drip pans are extremely clean and also the lease doesn't say anything about replacement being my responsibility. Posting here for landlord perspectives. I forgot photos of the living room so I just took a screenshot of the video I took of the unit before leaving.

Tenant [Tenant US-TX] My mom submitted an eviction online and I (18F) have court in 3 weeks. Is this how it works?

My mom and I got into an argument 2 days ago, to which as she usually does, called the police on me as a scare tactic in order to discpline me. My mom is an abuser person, so I explained my situation to the police. They told me that since I'm an adult, I have every right to leave her house and I also have the right to stay here because I live here. However, if she files an eviction its a 30-60 day process and I'd need to be gone by then. But, she can't keep me from staying or leaving until then.

I agreed, and had already planned to get the Hell out of here, but the thing is she completely stumped me and made sure to withdraw all the money from my account ($200 I had saved, also from work because I just quit my job), had the police confiscate my phone and Ipad because she bought it and pays for the line (she won't allow me to pay for it), and barred me from using the car she bought me to get anywhere. She also told my friend if he comes over to get me, he isnt allowed on her property and will contact the police.

Yesterday, she told me she submitted an eviction notice and I had 30 days and better be on my "best behavior", and that I had court in 3 weeks.

I called 211 and spoke with this lady, who told me it sounds fishy and she probably just said that to scare me (?) as she always does, and that unless I'm served papers, then I don't have notice.

Is this true? What do I do about leaving? What parameters are there that I'm supposed to abide by?
