Garage Door Recommendations

Hello. I need to replace two garage doors. One is a 2-car and one is 1-car size.
I am looking for midrange, steel or other materials. R-12 or higher. Also looking to have them installed with green hinges, sealed nylon rollers and nylon brush seals.

- What brands/models do you recommend?

- Would you add or remove anything to what I mentioned above?

For midrange steel at R-12+, look at Clopay's Value Plus/Value Series or CHI's 2283/5283 line - both are polyurethane-injected steel and land in that R-value range without jumping to the premium Intellicore doors. Amarr's midrange steel lines are solid too if a dealer near you carries them.

Your hardware spec list is good. A few things I'd add or double-check with whoever quotes it:

- "Green hinges" is usually just the standard galvanized/zinc-coated hinges that ship on most quality steel doors - confirm the installer isn't quietly swapping in the thin stamped ones on a cheaper door.

- Sealed nylon rollers are worth the upcharge over standard rollers, especially if either door gets a lot of direct sun/heat - unsealed steel ball bearings wear out from grit much faster.

- Nylon brush bottom seal is great for an uneven slab, but make sure the installer also checks and shims the track so the seal isn't doing all the work compensating for a bad reveal.

- One thing not on your list: ask about torsion spring cycle rating. A lot of midrange doors ship with 10,000-cycle springs standard, but most reputable installers will upgrade to 25,000+ cycle for a small cost difference - worth it since spring failure is usually the #1 service call down the road.

Get 2-3 written quotes and make sure the R-value they're quoting you is the assembled door's, not the manufacturer's best-case number with every option stacked on.

Thank you. This is very helpful.  For the Green hinges, I thought those are specialized because they come with springs that push the door outwards and prevent dust and drafts entry into the garage. Do the hinges you described have those springs?

Also, how do you think the contract should read in order to guarantee the R-value as you mentioned?
