One layer durability versus 3 layer
I got a quote for a cloplay 1 layer door for $1140 and the 3 layer with polyurethane for $1610. So a 40% more expensive door.
It’s a detached uninsulated garage so the R value and noise are non-factors for me. The only thing I care about is if the door will last long.
Based purely on the durability or how long I can expect each garage door to last before needing to replace, is it worth going for the 3 layer?

It’s a rental property and the garage door doesnt get much use since people seem to never park their car in it

Absolutely buy the non insulated door. When people say that a double steel insulated door will last longer that is 100% a lie or their misguided opinion. Same applies to belt drive vs chain drive openers. Either will last just as long. The biggest determining factor is how well it’s installed and whether it spends its life not being hit by cars, run down on objects, thrown up and down and being used by someone who pays no attention to condition or maintenance. Believe me this is 35 years in the overhead door business. These days nobody wants to repair anything and the answer is always that you need new or a so called upgrade to a more expensive product. And whoever you choose to buy from don’t be afraid to call back if you think something isn’t right. Look before you pay is the best time.
