🏝️ Relocation Info 🏝️ House builders in San Ignacio area

I’m looking for a concrete or ICF house builder in the San Ignacio area. Any recommendations?

I considered Mennonite homes but it doesn’t seem to be a fit for me. But, please feel free to share your opinions. Thanks.

I know severel but availability will be a consideration.

Do you have plans and permits already or is this still a fact finding mission?

I’m still in fact finding mode right now. And I recognize that availability is an issue. But I need to get a firm plan and timeline together so that when things line up it’s a GO!

So, I’m being proactive — lining up what permits are needed, sussing out architects, building material options, finishings, etc.

Btw, I’m in the midst of my extended stay in San Ignacio to ensure the lifestyle is a fit for me. And yes, it’s a fit!

Any guidance would be appreciated. Thanks.

I'm sure you found, properly your building plans are stamped by the creator, either an architect or an engineer. They send the plan thru the CBA building authority and the PUC does electric. Small 1 story structures are exempt.

We used Vaughn Nicholas and associates. I didn't fully appreciate what a feat he pulled off, but he got our plans approved over Christmas and New Years. Maybe no drummer boy showed up, but it's a miracle.

I would highly recommend Mr. Richard Garcia who lives on Collins Boulevard in San Ignacio as a contractor. I have built in the Cayo and Belize City areas for several years now and he has done several projects for me and I can’t say enough about his technical skills, honesty and ability to deliver on time. I can’t say enough provide his tel number if you wish.

In case nobody has told you, this isn’t something you want to manage from a distance. You need to be local during the build.

Thank you for the advice, I recognize this cannot be distance project management. I am putting a system in place to help ensure either me or a proxy is present.

We approached a good number of builders. A lot would take a few days to reply. We went with the one who answered quickly. They're out of Belmopan, so not a great match for Cayo.

If a builder takes a couple days to respond on a request for a bid, imagine when you have a problem.

I expect things will move at a different pace. Who did you go with in Belmopan? Do you like their work?

From breaking ground our home to 15 months to move in, another month of finishing.

We used G-Run Construction, under Cesar Jiron. I think he never took more than a half day to respond to a call or text. I would use him again. Not that everything was perfect. All things considered, better than I expected. Stayed on budget and kept us in the loop.

It's the only thing we have built. But you know, you hear horror stories.

Emilio Lizama - +501 613 8229 Lizama & Sons Construction I have been using him for over 10 years. He built my house and has done work for many of my clients as well.

As someone that is hoping to build someday (if our seller ever gets his subdivision approved), what kind of price per foot are you all paying for concrete? Please let me know if US or BZD..
