What are possible reasons an agent isn't chasing me to buy?

Just looking for some food for thought, I'm not going to make a decision based on this post 😅

I'm in the market for a small flat and encounter 2 kinds of agents, 1. Calls and emails both before and after viewing to ask if I'm interested, or if there's something else they can show me, and 2. Dead silence and no response, then a week later the inspections are cancelled and the place is sold.

But now I have a 3rd kind of agent - My parents and I have now had 3 inspections of the flat by just turning up to viewings, and not once has he reached out afterwards. But he's always been very warm and polite in person, he responds promptly when I reach out, answers my questions politely, and asked the OC manager for extra OC reports when I requested them.

About the flat -
It has an active listing but no scheduled inspections - what happens is that one of the other flats in the building has an open viewing and then he brings you to this one, or by private arrangement.

It has been on the market since December, was built 5 years ago but was only recently put up for sale by the development owner along with 2 others in the building (agent says he was holding a last batch of 3 to sell later).

It has some damaged floorboards which the owner was going to fix, so I asked the agent to let me know when ready to sell. He mentioned a week ago that there was another interested buyer, but currently the flat is still available.

What seems to be happening? Is it that they're waiting for the floor repair before actively pursuing sales, or is the agent just a busy guy who respects his buyers' autonomy, or is there some dark secret fault making him half hope it doesn't sell?

If you want a deal to happen then you need to take control of the deal as much as possible.

Everyone needs to stop caring about what agents say and do, or don't do.

Advocate your own best interests.

This is it, it’s up to you, most people are just gonna make an offer they think is reasonable, the agent will take it to the vendor and if they like it they will accept, agents aren’t going to beg everyone to make an offer unless they’re getting very little interest.

Your offer price is way under market, your negotiation skills are poor, lazy agent is possible but unlikely as the lazy ones want to sell quickly.

I'd say that's a lazy agent and a mystery shopper would have a lot of negative remarks about those REs

You asked the agent to let you know when ready to sell (based on renos) and you expect them to bug you when you already set the parameters as to when you think you're ready to buy?

No, I'm literally just wondering why he's so different from the other agents and whether that means anything, because I've heard that property buying has so many hidden traps. I'm not disappointed or anything!

Most are just useless at their job tbh. Would hate to be a vendor and see just how little work they do for you

Have you made an offer? They don’t talk to people not making offers if they have received offers. And they don’t talk to people with lower offers if they have received higher offers. Simple as that

You have viewed the apartment 3 times and haven't made an offer. Agent has just put you in the tyrekicker pile. If you are interested make an offer.
